A landlord must keep a rental habitable. That includes plumbing in good working order, hot and cold running water, adequate heating, electrical wiring and equipment in good working order, and ventilating, air-conditioning and other appliances maintained in good repair if the landlord supplies them (NRS 118A.290). A landlord may not charge a tenant a fee for repairs the landlord must do, including a home warranty deductible or copayment, unless the tenant caused the damage (NRS 118A.290). (source: Nevada Legislature)

Essential services

If the landlord willfully or negligently fails to supply heat, air-conditioning, running water, hot water, electricity, gas, a functioning door lock or another essential item, causing the home to become unfit for habitation, give written notice. If it is not fixed or being fixed with best efforts within 48 hours (not counting weekends and legal holidays), you may buy the service and deduct it from rent, recover damages, withhold rent without late fees, or get comparable housing (NRS 118A.380). You must be current on rent to withhold. (source: Nevada Legislature)

Smaller repairs

For a smaller repair costing less than $100 or one month's rent, whichever is greater, you may give written notice and, if the landlord does not use best efforts within 14 days, have the work done in a workmanlike manner and deduct the cost from rent with an itemized statement. The landlord may name in the lease who must do such work, and you cannot repair at the landlord's expense damage you or your household caused (NRS 118A.360). (source: Nevada Legislature)

Access for repairs

Except in an emergency, a landlord must give at least 24 hours notice before entering and may enter only at reasonable times during normal business hours unless you agree otherwise (NRS 118A.330). (source: Nevada Legislature)

Appliances in rentals

Ventilating, air-conditioning and other facilities and appliances, including elevators, must be kept in good repair if the landlord supplies them or is required to supply them (NRS 118A.290). Air-conditioning is one of the essential services listed in NRS 118A.380. (source: Nevada Legislature) (source: Nevada Legislature)
